How do I apply?

Is there an application fee?
Yes, there is a non-refundable application fee of $50.00 at the time of application.
What are your applicant qualifications?
Does everyone have to submit an application and pay the fee?
Yes, every occupant over the age of 18 will need to submit and application along with paying the required fees, no exceptions.
How quickly do you process applications?
We will reach out for the first time within 24 hours of recieving your application. If we already have one for the property you’re interested in, we will add you to our waitlist. Once we begin working on your application, we try to have things completed within 3-5 business days.
Do you run a credit and background check?
Yes, we run both a credit check along with a eviction and background check at the time you apply.
What documents do I need to submit?
Generally, you are required to submit 2 months of paystubs and/or bank statements, a copy of your driver’s license or government issued ID, verification of employment and verification of rental history.
When is the security deposit and first months rent due?
The security deposit and the first month of rent are due upon the signing of the lease agreement.
What are the minimum lease terms?
12 months
When is rent due?
Unless your lease otherwise specifies, rent for all of our tenants is due on the 1st of every month, regardless of move-in date.
The state of Utah allows a 5 day grace period, this ends on the 6th of every month (or next business day). Once this time passes, a one-time 10% late fee will be added to your account.
When is the security deposit refunded?
The law provides that KPS has 30 days after the resident has vacated, returned all the keys, and provided a forwarding address to send a “Security Deposit Settlement” statement. The security deposit disposition, along with any possible refund, will be mailed out on or close to the 30th day to ensure we have covered everything necessary, according to the Rental Agreement.
Can I get my deposit back faster than 30 days?
No. It is important for us to have sufficient time to follow up with all repairs, utilities, charges, etc., to make sure anything necessary is accounted for before sending out the deposit disposition and refund.
Can I have another resident move in?
This is up to the owner of the property. They are not required to alter the current rental agreement and allow another resident. However, in many cases, the additional resident would just need to apply and be qualified to see if they are approved, before being added to the rental agreement as a resident.
Can I get a pet?
Each property has different pet policies, based on the individual owner. If you are interested in getting a pet, please contact your leasing agent and give us the details; then we will reach out.
Can I stop paying pet fees and get my pet deposit back if we no longer have a pet in the home?
If you no longer have a pet in the home and a KPS representative has confirmed this, we will follow the terms of the animal agreement you signed for the pet. The additional deposit that was paid for the pet will continue to be held until the end of tenancy and will be treated like all other deposits.
What do I do if something isn’t working or needs repair?
