Example: on $2,200 gross monthly rent, management is $198 a month. The leasing fee is $770 when we place a new resident.

A separate lease for each room. We fill every room, manage each lease and handle roommate changes, all under one property.

Example: four rooms at $750 is $3,000 gross monthly rent, so management is $360 a month. The leasing fee is $500 for each room we lease (the per lease minimum).

Which areas do you serve?

We manage homes in every city in Salt Lake County and Utah County. See all areas we serve.

Do I need a rental license from my city?

Many Utah cities require a business license to rent out a home, and some offer a Good Landlord program with lower fees for landlords who complete training. Rules and fees are different in every city, so check with your city's business licensing office for the final requirements. We walk through what applies to your home when we set it up.

Can I rent out my basement apartment?

Often, yes. Utah law allows a basement apartment inside a single family home when the owner lives in the home, and most cities require a permit or license first. Townhomes and homes the owner does not live in follow different rules. Check with your city's planning office before you list it.

My home is in an HOA. Can you work with that?

Yes. Most of the homes we manage are in HOA communities. We handle HOA notices and keep residents in line with community rules.

Do you manage shared housing?

Yes. We manage homes leased by the room or by unit, with each lease tracked under one property.

When does rent reach me?

Owner statements go out on the 15th of each month (or the next business day), and funds arrive in your account 2 to 3 business days later. Your statements and reports are always in the client portal.

Do you mark up repairs?

No. We don't add a markup to routine repair invoices.

How does switching to KPS work?

Your current lease carries over. We collect the security deposit from your old manager and do a condition inspection of the home. Getting set up takes about two weeks.

Do I have to approve repairs?

We coordinate maintenance 24/7 and keep you informed. Your management agreement sets the amount we can approve without calling you first.
