Applicant questions
Before you apply
What is the application fee?
$50 per adult 18 or older who will live in the home. Each adult submits their own application. You'll see our Rental Expenses Disclosure and Rental Qualification Criteria before you pay.
What do I need to apply?
A U.S. government issued photo ID, your Social Security number or ITIN, 60 days of proof of income (paystubs, or tax returns and bank statements if you're self employed), and two years of rental or mortgage history.
How much income do I need?
The combined gross income of everyone applying should be at least 2.5 times the monthly rent. All lawful income counts, including housing vouchers, Social Security, disability and child support.
Can I use a cosigner?
Yes. A cosigner must live in the US, submit an application with the $50 fee, and earn at least 3.5 times the monthly rent.
How much is the security deposit?
At least one month's rent. Depending on your application it may be higher. Your deposit and first month's rent are due before you get keys.
How do you choose between applicants?
We review complete applications in the order we receive them, and the first one that meets our criteria moves forward. A home isn't held for anyone until their application is approved.
How long will you hold the home once I'm approved?
48 hours. Sign your lease and pay the deposit and first month's rent within that window to lock in the home.
What could cause my application to be denied?
An open bankruptcy or an eviction in the past 5 years will result in a denial. We also review credit, income, rental history and background together. Depending on the full picture, an application may be approved, approved with an extra deposit or a cosigner, or denied.
Do you consider criminal history?
Yes, as part of the background check. Convictions are reviewed individually, considering the nature of the offense and how much time has passed, and some serious offenses disqualify an application. You're welcome to share any information you'd like us to consider.
How many people can live in the home?
Up to two people per bedroom, plus one. No more than three unrelated adults unless the listing says otherwise.
What is the lease term?
Leases are 12 months or longer.
Is renters insurance required?
Yes, before move in.
How can I pay rent?
Online through the resident portal by eCheck, credit or debit card. We never accept cash.
Is smoking allowed?
No. Every KPS home is non smoking.
Are homes furnished?
Our homes are not furnished. If you need furnished housing, ask about our shared housing rooms.
Can I bring my pet?
Pet policies vary by home, and each listing shows whether pets are allowed. Where pets are allowed, you can have up to two. Each pet has a $300 refundable pet deposit and $50 a month in pet rent. See breed and animal restrictions.
