Fix it in five minutes

Quick fixes for the most common issues. Still not working? Submit a request in the resident portal.

Outlets or a room lost power

Check for a tripped breaker first, then a GFCI outlet (the outlet with Test and Reset buttons). One GFCI can control several outlets, even in another room.

If an outside outlet has no power, check the GFCI in the mechanical room.

Garage door won't open or close

Check these in order: the breaker for the garage outlets, the outlet the opener plugs into, the safety sensors near the floor, then whether the remotes are locked.

Never adjust the springs, cables or tracks. Submit a request instead.

No AC or no heat

Check the thermostat mode and batteries, the furnace power switch, the air filter and the breaker.

No heat in cold weather is an emergency. See who to call above.

Changing the furnace filter

The filter slides into the slot beside your furnace. Point the arrow on the filter the way the air flows.

Dryer takes forever to dry

Clean the lint screen before every load. A full screen is the most common reason clothes take longer to dry.

Oven, microwave, dishwasher, washer or dryer shows an error

Turning the appliance off at its power source for a few minutes clears most error codes and frozen screens.

  1. Unplug it, if you can reach the plug. Leave it unplugged for 5 to 10 minutes, then plug it back in. Don't pull the appliance away from the wall to get to the plug.
  2. If you can't reach the plug, turn off its breaker. Dishwashers are often on the kitchen outlets breaker, ovens and microwaves usually have their own, and washers and dryers are on the laundry breaker. Switch it fully off, wait 5 to 10 minutes, then switch it back on.
  3. Try the appliance again.

Submit a request if the error comes back or the breaker trips again. If you smell burning, turn the appliance off and don't use it until we've looked at it.

Clean the filter in the bottom of the dishwasher.

Changing the fridge water filter

Your filter model is on your Property Information Sheet. Pick the video that matches it.

Ice maker not making ice
  1. Make sure the ice maker is turned on. Most have an on and off switch or a wire arm inside the freezer. The arm must be down for it to make ice.
  2. Not sure how to turn yours on? Find the model number on the sticker inside your fridge, then look up that model's manual online.
  3. Still no ice after 24 hours? Submit a request.
Clogged toilet

Use a plunger with a flange (the rubber sleeve on the bottom) and a good seal.

Slow sink or tub drain

Pull out the stopper and clear the hair with a plastic drain snake.

Never use chemical drain cleaners.

No hot water
  1. Check for a tripped breaker for the water heater.
  2. Check for a tripped GFCI outlet near the water heater.

If that doesn't fix it, submit a request. Never relight a pilot light or open the water heater. If you smell gas, leave the home and call the gas company from outside.

Garbage disposal hums or won't turn on

Check the brand name on the disposal under your sink, then pick the matching video.

Smoke detector keeps chirping

A chirp usually means the battery is low. Check whether the battery is on the back or behind a door on the front.

Never disable a detector. If it still chirps after a new battery, submit a request.

Shutting off the water during a leak

Turn off the water first, then call or submit a request. Your Property Information Sheet shows where your main shutoff is.

How do I pay rent?

Pay online through the resident portal. You can also set up autopay there.

How do I request maintenance?

Log in to the resident portal and submit a request. Add photos if you can; it helps us send the right vendor the first time.

What is the Resident Benefits Package?

It includes renters insurance, pest control, 24/7 maintenance coordination, move in concierge for utilities, credit reporting for on time rent and air filter delivery.

Who fixes what?

You replace light bulbs and smoke and carbon monoxide detector batteries, and you change the furnace filter (we deliver filters on a schedule). For everything else, including garage door openers and appliances, submit a request in the resident portal.

What utilities are included in rent?

It varies by home. Your lease lists which utilities are included.

Can I get a pet?

You need our written approval before a pet moves in. Each pet needs a Pet Addendum, and the pet deposit, pet fee and monthly pet rent vary by home. If pets are allowed in your home, the limit is 2 pets. To ask, email manager@keypropertysolutions.com.

Can I add a roommate?

Every adult who will live in the home applies, and the application fee is $50 per adult. Email manager@keypropertysolutions.com to start.

Where do I find HOA rules and parking details?

In the resident portal under Contacts, and on your home's Property Information Sheet, which you get at move in. Both list your HOA contacts. If your community has an HOA, its CC&Rs (the community rules) are in the resident portal too.

How do I move out?

Give us 60 days' written notice on the Notice to Vacate form, signed by every resident on the lease. Before you leave, return all keys, remotes and fobs. We return your deposit within 30 days, with an itemized statement, to the forwarding address you give us.
